Seemingly wanting to buy a house, but facing strict central bank credit controls and difficulty obtaining bank loans, one person, in desperation, privately borrowed money from a lender. This resulted in signing promissory notes and various contracts, and ultimately, unable to pay the monthly interest of NT$130,000, the house was forced to be transferred to the lender, resulting in a financial loss of at least NT$3 million. Lawyers warn that similar cases of fraudulent loans used to seize property are rampant, and caution is advised when buying or selling real estate.

Attorney Li Yusheng of Fidelity Law Firm stated that when borrowing or selling property, one should first assess their repayment ability. If signing a promissory note, only the amount "actually received" should be recorded, and it is crucial to avoid registering the property in trust with creditors to prevent unauthorized sale. Never sign any false undertakings. If unfortunately victimized by a "fake loan, real property seizure" scam, the primary task is to preserve all communication records and transaction details. Consider immediately applying to the court for a "preliminary injunction" to freeze the property, and simultaneously file a criminal complaint, using a two-pronged approach of civil and criminal action to protect your rights.
